What Boiler System Conversion Involves
Existing System Assessment
We assess what's there: the gas supply capacity (if any), the electrical panel situation, structural routing for new piping, and whether any existing distribution (pipes, baseboards) is reusable. The assessment produces a realistic scope and cost picture.
Gas Line Installation & Upgrade
Converting from electric to gas requires a gas line from the street to the mechanical room, sized for the boiler's BTU demand. This is coordinated with FortisBC for the service lateral and completed by a BC-certified gas fitter. We manage the coordination and installation.
Hydronic Distribution Design & Installation
In a forced-air home, we design a complete hydronic distribution system: room-by-room heat loss, zone layout, baseboard sizing and placement, manifold location, and piping routes through the existing structure. In an electric baseboard home, we often reuse some existing baseboard locations but install new hot-water baseboards.
Boiler Installation & Controls
We install the boiler, connect it to the new distribution, configure zone controls and outdoor reset, and commission the complete system. For conversions from electric, we coordinate decommissioning of the old electric heating elements.
Permits & Inspections
Heating conversions require mechanical permits, electrical permits (for decommissioning electric heat), and gas permits. BC Safety Authority inspection is required. We manage all permits and coordinate inspections as part of the project.
Technical Details
FortisBC gas service installation timeline: currently 4–8 weeks in most Metro Vancouver municipalities. Plan conversion timelines accordingly.
Minimum gas meter size for a residential boiler: a 1A meter handles up to about 200,000 BTU/hr continuous. Larger homes or systems with DHW demand may need a 2A meter.
Retrofitting hydronic baseboards in a home with electric baseboard: hot-water baseboards fit the same wall locations as electric units in many cases. Piping routes through existing wall cavities where available.
Oil-to-gas conversions: the oil tank must be decommissioned according to BC Ministry of Environment guidelines. We coordinate tank decommissioning with certified contractors as part of oil conversions.
Electric-to-gas conversions in strata buildings require strata approval and coordination with the building's gas supply capacity if gas is a shared service.
